BUILD assessed the commercial and infrastructure requirements for an industrial park in Bo, testing occupier demand against land, servicing and phased development constraints.
The challenge
The proposed park needed a credible purpose beyond making serviced plots available. Potential occupiers had different requirements for power, water, vehicle access and storage, while the development concept assumed infrastructure could arrive ahead of committed demand. Land documentation and access conditions also required examination. Sponsors needed to understand which activities belonged together and what an initial phase could realistically support without premature capital expenditure.
Our approach
BUILD combined occupier interviews, competing location reviews and site assessment with a structured examination of utility and access requirements. The team grouped prospective uses by servicing intensity, logistics needs and compatibility. Development scenarios distinguished essential enabling works from infrastructure that could follow confirmed occupation. The advisory report set out land and permitting questions, operating model options and explicit conditions for progressing from feasibility into development.
The result
The feasibility established a phased proposition grounded in occupier requirements rather than a single fully built masterplan. Sponsors received a clearer view of the infrastructure commitments associated with each development scenario and the evidence still needed before investment. The work also provided a practical basis for discussions with prospective tenants, utility providers and public authorities, with responsibilities and unresolved dependencies visible from the outset.
