BUILD supported the acquisition of a Dakar hospitality asset, connecting commercial diligence, property assessment and transaction coordination with a practical post-acquisition operating plan.

The challenge

The prospective buyer needed to distinguish the appeal of the location from the operational condition of the hospitality business. Property documentation, refurbishment requirements and operator assumptions were held across separate advisers. Seasonal trading patterns complicated comparisons with competing assets, while unresolved maintenance responsibilities could alter the investment case. The transaction required a disciplined view of what the buyer would inherit and what needed resolution before completion.

Our approach

BUILD organised a diligence workstream covering property condition, ownership documentation, operating arrangements and local market evidence. Technical findings were translated into acquisition considerations rather than left as standalone reports. The team coordinated questions between the buyer, seller and professional advisers, maintained an exceptions register and tested refurbishment sequencing against continued trading. A transition plan assigned responsibility for operational handover, priority works and operator reporting.

Decision-makers received a consolidated record of diligence findings and agreed treatment of outstanding items. The handover plan gave the incoming owner a practical basis for supervising the operator, commissioning priority works and reviewing trading performance without losing the context established during the transaction assessment and negotiation process.
