BUILD repositioned the operating strategy of a Lagos retail complex, aligning tenant mix, common-area management and leasing decisions with observed customer behaviour.

The challenge

The complex had uneven trading conditions across its retail areas, with prominent units attracting attention while secondary sections lacked a clear destination offer. Leasing decisions had accumulated without a consistent view of category balance or customer movement. Service charges, maintenance priorities and promotional activity were also considered separately. Ownership needed an improvement programme that addressed operating fundamentals before committing to extensive physical refurbishment.

Our approach

BUILD reviewed tenancy schedules, unit visibility, pedestrian movement and the relationship between anchor uses and smaller retailers. Interviews with tenants and facilities staff helped distinguish layout problems from service and merchandising issues. The team developed leasing priorities, wayfinding adjustments and targeted common-area improvements, supported by a maintenance schedule. Asset reviews brought occupancy, tenant concerns, expenditure requests and promotional proposals into a single decision framework.

The result

Ownership adopted a coordinated asset plan linking leasing activity to the experience of moving through and using the complex. Priority improvements addressed circulation, presentation and service reliability without treating every issue as a construction requirement. Tenant discussions gained clearer commercial criteria, and management reviews connected expenditure to identifiable operating needs. The complex had a more coherent basis for future leasing, maintenance and refurbishment decisions.
