BUILD restructured tenancy and facilities management across a marina commercial terrace, replacing ad hoc arrangements with a disciplined leasing and service operation.
The challenge
Tenancies had been agreed individually over a decade, producing inconsistent rents, review dates, service charge treatment and repair obligations. Shared services were billed unevenly, common areas deteriorated and arrears were pursued informally. Owners could not report occupancy or income reliably, and tenants had no clear route for service requests or escalation.
Our approach
BUILD audited every tenancy, mapped obligations against actual practice and produced a standard lease framework with transparent service charge apportionment. Facilities were brought under a planned maintenance calendar with contracted response times. Arrears moved to a documented escalation ladder, and a tenant service channel captured requests with recorded resolution. Monthly reporting gave owners occupancy, income, arrears and maintenance positions in one view.
The result
The terrace moved to consistent lease terms, predictable service charges and a maintained common environment. Arrears were resolved through structured engagement rather than confrontation, and reletting improved as the offer became legible to prospective tenants. Ownership gained monthly visibility of the asset rather than annual reconstruction.
